I work 40 hours a week. I probably spend 10-15 hours a week on the property management part of my job. Another 10-15 hours a week doing the other part of my job which is managing their appraisal business. The rest of my time is spent "minding the shop" (just being there when someone calls or comes in) and proofreading reports. I'm very efficient.
It's weird how I got involved. I rented a property from this guy and one day I went in to pay the rent and he told me that his secretary had cancer and had to quit her job. I was working in an animal hospital at the time 45 minutes away (and gas prices were climbing.) The property owner's office is a mile away from where I live. Little wheels started cranking about how much gas money I could save, so I brought him a resume. Ding! Instant Property Manager (after my 2 weeks notice was up.)
We only have small scale operations around here. Almost entirely family owned and operated. So there is not a huge market for "Property Management Companies." But I can imagine how they would work in bigger cities.
Right now, I'm looking into some online classes for property management, because I love it and want to learn as much as I can about it. Once I find a reputable one, I'm going to approach the boss about paying for them for me.
I'll post more later about dealing with tenants everything. (Easily the most challenging part of the job.) But yes, in the last year, I've evicted five people. Two of them I had to take to court (the other's moved out on their own after getting their eviction notice.) I've got another one now who is on her 30 day notice, and another I've got to go to justice court and file a civil suit against for writing me a bad check. It's so exciting!
